Client & Problem:
Pacific Eagle is a San Francisco-based real estate group which invests in hotels, offices, and condominiums in the United States. They recently purchased four buildings in Malibu, California that consisted of 68 rental units. Their plan with the four rental buildings was to renovate into individual condo units.
In order to start the construction process they needed a visual representation of the buildings both inside and out. However no accurate as-built drawings existed. It would have been time consuming and costly to measure the buildings by hand, not only that but the rental units were currently occupied by residents and they wanted to keep any disruption at a minimum.
Solution:
Pacific Eagle came to the Laser Design team to 3D laser scan the buildings and create a 3D Revit model so they could make their design changes virtually before starting construction on the new project. Three terrestrial specialists from the Laser Design team scanned the interior and exterior of thefour buildings in 8 days using the Leica P40 and Focus X330 scanners. The building’s exteriors were captured in full color, while the interiors were collected in black and white which is much quicker to capture, thus keeping the disruption to current residents at a minimum. The exterior and interior point clouds were then combined and modeled into LOD 300 Revit models.
Outcome:
Using the final Revit model Pacific Eagle was able to get started on their construction project weeks & months ahead of where they would be had they done measurements by hand. They had the as-built documentation they needed to redesign and convert the current rental property into condos.
